Seasonality of New Listings

As a potential home buyer it can be helpful to have an understanding of the seasonality and pace of the market when it comes to new listings. Every year is a bit different but we see consistent seasonal trends when it comes to when new inventory hits the market. Looking for a home during periods with higher levels of inventory will of course give you more choice. However it can still be wise to continue your search during the slower months. The periods of the year with the highest level of inventory can also be the periods with the highest level of competition from other buyers. This may lead to higher prices and more pressure packed decision making. Buying a home in a slower month may present an opportunity for greater leverage in negotiations. We looked at the data for new listings for detached homes in Halton over the past 10 years and here are some takeaways to better inform your home hunting journey. We chose this segment as an example but most other portions of the GTA market follow similar patterns.
We consistently see the largest volumes of homes hitting the market from March to June. In the 10 years from 2016 to 2025 May had the highest number of new listings five times. March was the busiest two times. So far this year, we have seen the highest number of new listings in May. The Spring market presents the highest number of options for buyers. But again buyers may also face higher levels of competition from other potential home hunters.
Following the Spring market we typically see new listings slow in July & August. Averaging 920 in July and 775 in August. Less sellers are bringing their home to market, but many other homebuyers are focusing on summer vacations and so competition can be lessened.
There is a distinct secondary wave of listing activity right after the summer holiday. September averages 1,089 new listings, making it the fifth busiest month of the year on average. This is an excellent alternative window for home shopping because it provides a fresh injection of inventory after the summer lull and before the winter slow down.
At some point in November we typically see the pace of new listings materially slow down. December is the absolute slowest month of the year in terms of new inventory (239 on average). Although choice can be very scarce, you may face very little competition from other buyers, which can give you stronger negotiating leverage.
